What if the home your family loves… is the very one that holds your future?

At Healthy Real Estate & Associates, we believe real estate is more than a transaction. It is legacy. It is stewardship. It is the careful honoring of where you’ve been, while building wisely for where you are going. Today, we extend a heartfelt congratulations to our clients on the purchase and strategic expansion of their multigenerational home. This was not simply a sale. It was a carefully designed transition rooted in family, equity, and vision.

A Legacy Worth Protecting

In 2024 Team Healthy was invited to assist this family in selling their home as they explored the possibility of multigenerational living. In 2025, we were asked to guide another family member (the parents) through the sale of their home as well. The shared goal: bring two generations under one roof in a way that was financially sound, emotionally considerate, and sustainable for the long term.

At the time, the family was already living together, but not comfortably enough for permanence. The existing home carried deep sentimental value, having been owned by the late parents and grandparents before them. It wasn’t just a property. It was history. And history deserves thoughtful handling.

Listening Before Leading

At Healthy Real Estate & Associates, we do not rush to list. We listen.

We serve. During our listing consultations, we uncovered not only spatial needs, more room to grow, entertain, and live comfortably, but also the desire to preserve the family home itself. So we presented two pathways:

  1. A traditional strategy: list the property on the open market, secure top dollar, and purchase a larger home.
  2. The Healthy Approach: a customized, equity-driven strategy designed specifically for their family.

They chose the Healthy Approach.

The Healthy Approach: Improve, Expand & Stay

Rather than selling the family home publicly, the daughter and her husband purchased the existing property directly from Mom through a structured gift of equity. Here is what that meant:

  • The daughter and son-in-love acquired the home.
  • The mother retained the comfort of remaining in the home she cherishes.
  • A portion of the equity was gifted to assist with closing costs.
  • Transfer taxes were reduced due to the parent-to-child transfer.
  • The family avoided paying both exclusive buyer and seller agent commissions.
  • Instead, they paid a one-time broker consultation fee and a transactional broker fee to facilitate the transfer.

    Financial stewardship met emotional intelligence. But we didn’t stop there. Together with strategic partners, we structured a construction loan through Citizens Bank to leverage the home’s air space and land, allowing the family to expand square footage responsibly without over-improving the neighborhood. This preserved value while creating the space needed for three generations to thrive. They chose to improve, expand, and stay. The result? A family legacy protected. Thousands saved in fees and taxes. Memories preserved. New memories in motion.
